Charming, affordable 3-bedroom cottage on Toltec Point. The cottage faces a lovely view of the lake and Sandwich mountains. Trees on both sides make this site private. Pets are welcome with the owner's permission and a $175 Pet Fee. The cottage has a side screened porch and front windows overlooking the lake with a table for dining. Cooking facilities include dishwasher, a 2-burner counter top induction cooker, a convection oven/microwave, toaster, crockpot, plus an outdoor gas grill. There are books and games to keep the whole group entertained.
The dock accommodates motor boats up to 20 feet long. "T" rock, about 150 feet offshore, is a favorite swimming spot. Kayaking around nearby islands, water skiing and fishing are fun and easy to do. You can also freely explore a larger island between Toltec Point and Richardson Shores, the next point over. Cottage water is pumped from the lake, so please purchase bottled water for drinking. The site has a feel of a small lake, with access to all of Winnipesaukee for boat rides. Don't miss out at this value!
Please note: Stairs down to the dock are long and may be difficult for anyone with mobility issues. Water off the dock varies from 3- to 8- feet deep, so young children should wear life jackets when swimming.
This property does not have internet, phone or cable TV. No fires are allowed, and no use of the fireplace (the chimney is covered).
Parking for 4 cars.
If you would like to rent linens, the fee for this property is $90 for sheets and $12 per person for towels. If you would like to have the beds made for you, the fee is $8 per bed.

"I have always wanted to rent a camp on the lake and this was all I dreamed off. It is a very rustic camp, but the views and the location are wonderful. Nice and quiet for swimming and kayaking, yet right around the corner from tubing and waterskiing. T-rock was a favorite swimming spot, and we loved watching all the people come and go throughout the day. The rope swing across the way was a perfect destination by kayak. We had perfect weather, my family was all there for bits and pieces and it brought me back to when they were all young. Great week!"

"This cottage is in ok shape. It lists in the rental info that it has a fireplace but I believe this is false advertising because although it has a fireplace it has not been used in 25 years and on the welcome letter from the owners when you arrive it states to please not start fireplace. Also, this cottage has ALOT of bugs in it. They need to have a pest control service come out. One night during our stay my husband and my niece's husband vacuumed the ceilings due to the large number of bugs and it took them quite awhile to vacuum. Basically - just ok shape."

"We stayed here for a week, myself, husband and 2 kids. It felt like camping but better because we had the amenities of the cabin. My son learned how to fish off the dock and caught 19 fish in one day!!! We all enjoyed swimming to the rock, the water was always warmer then the air. Great views at anytime of the day. Very quiet. Perfect trip! Thank you. "

"We loved our time at this cottage- beautiful views, and the kids loved jumping off the dock and swimming to the rock to jump off there too! We city-folk canoed around and had a wonderful time. I was worried about bugs and brought enough bug spray to kill an army, but ended up bringing most of it back home with us - nights were cool, days were warm, we had nearly perfect weather. We had trouble with the hot water when we arrived, but we called the rental company at 5pm, and they had someone there to fix the issue by noon the next day. There were a few minor repairs that needed to be done - a screen was coming off the screen door, a chair was close to breaking, and the shower curtain needed to be replaced - there was also rust in the soap dish of the shower - minor things that could have been better, but didn't impact how thoroughly we enjoyed our time there, and can't wait to come back next year!"

"We had a great vacation. There we a few issues. We understood that the water was fed from the lake and didn't drink it but there was no hot water either. There was furnace, but it is very old and we couldn't get any hot water. We dealt with it fine just not expected. Also, the dock broke while we were there because it was extremely rusty. Very dangerous but, again, we delt with it. My husband is handy so he went to the hardware store and replace the poles, which was reimbursed to us. The other shocker was there is NO stove/oven. There is a cooktop for boiling water, etc. but it only has 2 burners. Thankfully there was a grill.

The one real bummer for me was there was no fire pit/campfire.

We managed and would def rent it again but be aware that it's as close to camping as you can get and still be in a house.

"This was our second year coming to this lake house, and it was as wonderful and peaceful as we remembered. The kids love to swim out to the rock and jump off, and I love sitting on the dock relaxing and watching them! And the view from inside the house is just as lovely. My only critique is that it would be nice if some chairs were provided for the dock (like the ones in the picture) - the couple of chairs we found in the house were literally falling apart and not useable - we ended up having to buy our own to use for the week. Otherwise we were very happy, and can't wait to come back next year!"

"Overall, a great experience. We loved the location. We spent a lot of time out on the dock, which was great for swimming. The house was clean, with a good assortment of games and books to use. The two downsides for us were that there were always ants on the kitchen counters, and the kayaks were not available to use, despite them pictured in the rental listing and kayaking being recommended as an activity. "

"My wife and I thoroughly enjoyed our stay at the cottage. The location was perfect for us. The property feels very private and, at least during our stay in mid-September, it was very quiet, especially at night. We heard loons calling every morning and night, and we saw them on each outing in our kayak. There were a few things that did make our stay less than perfect. First, the dishwasher that was listed as an amenity was out-of-order during our stay. If the dishwasher had been working and had a sanitizing cycle (which it probably didn’t because it looked pretty old), we could have used it to clean our dishes rather than having to boil water to wash and rinse (necessary since the water is non-potable). I would have rather spent more time enjoying the lake and less time sanitizing the dishes. The other amenity listed that was not available to us was the gas grill. Although the grill was present and may have been in working order, the last renter did not clean it and neither did the cleaning service. We chose not to clean up someone else’s mess on our vacation. If we rent again, I’ll ask if we can bring our own portable grill. There was also a leak in, I’m assuming, the roof prior to our stay which had soaked the rug in the lakeside bedroom closet. We had to a run a fan for 2 days to dry it out. So we recommend future renters make sure that problem has been addressed before their stay. The positive points were the beautiful lake and mountain views, quiet nights, privacy, lots of coves and islands to explore by kayak, and the call of loons. The cottage was pretty clean, especially the refrigerator. The rental management staff was very helpful and attentive. We loved this cottage and the location, but we will take the burden of the non-potable water into consideration when we choose our vacation rental next year."

"A great location. We love this spot on the lake and the accommodations are perfect for our family. The cabin is modest but has everything you need. The dock is great for our boat rental and the swimming is awesome. This part of the lake is also ideal for kayaking and Loon watching. We will keep going back. "

" We’ve stayed at this location twice, once when the kids were small, and just recently when the kids were teenagers. You can’t beat the location and the price! It is a Tonna fun to swim out to the rock and jump off the edges. We rented a 18 foot Bowrider as well and it fit fine at the end of the doc, but it’s very rocky area, expert hand is advised. Overall, good times, we swam a lot, great place to bring your kids tubing or boating to different town ports for the day. "
