Lake Winnipesaukee waterfront home set on half an acre with northern exposure, 100 feet of crystal-clear waterfrontage, a gradual sandy beach, breakwater, and private dock accommodating one boat up to 24 feet. While the boathouse itself is not available for guest use, guests may enjoy the magnificent upper sundeck during their stay.
This light filled, open concept ranch style home offers approximately 2,700 square feet of living space including a two-car garage, sitting room, wraparound deck, and outdoor shower. The layout provides three separate sleeping areas and two and a half bathrooms, creating comfortable accommodations throughout.
The kitchen, dining, and living areas are designed for gathering while enjoying stunning lake views through large picture windows. The main level includes three sleeping areas along with a half bath and full bath. Hardwood and tile flooring run throughout, with mini split air conditioning units and window units available for cooling on warm summer days.
The lower level provides additional space for relaxing and recreation, featuring a wet bar, pool table, and flat screen television for movie nights or downtime with your group. From this level, guests have direct access to the waterfront without navigating stairs.
A $1,000 refundable security deposit is required when renting this home.
Maximum Number of Guests: 10. An allowance for up to two-day guests is permitted between the hours of 7 AM and 11 PM.
Maximum Number of Vehicles: 3 (including garage parking) plus 1 boat trailer.
Pets Allowed: No.
Air Conditioning: Yes. Mini split A/C units are located in the main living area and in two of the main floor bedrooms. The bedroom with the daybed and trundle as well as the lower-level bedrooms have window unit air conditioners.
Fireplace: Not for guest use.
Water Source: Private well.
Grill: Gas grill.
Firepit: Yes.
Dock: One boat up to 24 feet. The boathouse is not for guest use. Guests may use the sundeck above.
Kayaks: Yes (2). Two kayaks are available for guest use. Guests are encouraged to bring their own life jackets for proper sizing and safety.
Linens: Sheets, bath towel sets, and arrival bedmaking service are included with this rental. Beach towels are not included.

"This vacation home exceeded our expectations!!! There was plenty of space for our group of 10. The pool table in the basement and the large assortment of games were a big plus, especially for the rainy days at the beginning of our stay.

"We have stayed here for 3 years in a row and will never look for another property. The house has everything you need for a perfect vacation! Even if it rains, there is the ping pong table in the garage, pool table & darts downstairs, and lots of games, puzzles, books & movies. A new composite dock was built and it’s beautiful! If you are bringing your own boat or jetski, you will need bumpers to tie to the dock (bungee cords work best to secure them). Also, you can drop in Minge Cove Marina. $25 for jet ski. The water entry has been redone and they added steps and a nice sandy area for kids to play (bring your own sand toys). The water has a sandy bottom “beach entry”. Plenty of room to wade around for little ones. Even at the dock, it’s only about 4 feet deep. The roof top of the boat house is such a beautiful spot to lounge or dine on the waterfront. There is full sun in the morning, then shaded from around noon on. This is such a wonderful place to getaway!
Helpful Information:
SHEETS: If you have stayed here before, and bringing your own sheets, the 2nd bed upstairs (not the primary) is now a king size. I didn’t think to read the rental agreement (which is updated with the new bed size), and I only brought queen sheets. If you also get stuck in this jam, Walmart is close by! Also note, comforters/blankets & pillows are provided for free.
DISH TOWELS: If you can’t find dish towels in the kitchen, look in the closet next to the primary bedroom.

Kitchen was fully stocked with all the cookware and utensils you need. We loved the outdoor shower after playing on the beach and fishing on the deck. Loved this place!"
