You must agree and accept these policies and provisions to proceed with online booking. By clicking “I agree to these terms and conditions” below, you acknowledge that you have read the policies in full and accept, agree to, and affirmatively consent to the policies, terms and conditions herein.
Our rentals range from rustic cabins on small ponds to luxurious lakeside homes. Because all are individually owned, they are all equipped differently. Feel free to contact us so that we may answer any questions you may have regarding the specifics of your rental property.
Our Office Location: The offices of At The Lake Vacation Rentals, LLC are located at 60 Whittier Highway in Moultonborough, NH. (GPS coordinates: Latitude:43.711316 Longitude:-71.455851).
Check-In: Check in time is 5:00 PM at our office located at 60 Whittier Highway, Moultonborough, NH 03254, unless otherwise directed by The Firm in writing. If you will be arriving later than 6:00 PM on Saturday please call our office to make arrangements for a late check-in. We cannot provide late check-ins for rentals with a balance due. Remember, we hate to say no, so please do not ask…we CANNOT give out keys prior to 5:00 PM.
Check-Out: Check-out time is at 10:00 AM unless otherwise specified in writing. All keys must be returned to our office at 60 Whittier Highway in Moultonborough. You may not leave keys at the rental property. You will be charged $35.00 for each key that is not returned to our office by 11 AM. as replacement keys will be ordered at that time.
It is critical that the property/premises be vacated ON TIME as cleaning crews will arrive at 10 AM. They will not clean a home while a guest is there. PLEASE NOTE: Occupying a home beyond the check-out time will result in additional rent due from guest equivalent to one day’s rent for each hour, or pro-ration thereof, of occupancy beyond the check-out-time, time being of the essence.
Accepted Payments: At The Lake Vacation Rentals, LLC, hereinafter referred to as “The Firm”, accepts: Personal Checks if received (30) days or more prior to arrival, cash up to $1,000, Certified Checks & Bank Drafts. Checks should be made payable to "At The Lake Vacation Rentals, LLC". Returned checks are subject to a $100.00 check handling charge. We also accept VISA, MASTERCARD, DISCOVER.
Online Booking: If you booked online, you should have received a request confirmation following your online booking. Although your online booking will place a hold on the property for the time requested, your booking is not confirmed until such time as you receive your vacation rental agreement from one of our Vacation Specialists. You may cancel your reservation within 7 days of the initial booking without any penalty and 100% of any monies paid will be refunded to you without penalty.
Initial Deposit: A thirty percent (30%) reservation deposit will be charged at time of booking confirmation. Changes or cancellations made following the 7-day grace period are subject to our Cancellation Policy outlined further herein.
Balance of Payment: The remaining balance, including the 8.5% NH Rooms and Meals Tax and Processing Fee, is due no later than 60 days prior to your scheduled arrival. Please note that your reservation may be cancelled without further notice if final payments are not received within the time frames specified herein. If you have booked less than 60 days prior to occupancy, payment in full and the signed contract must be received within seven (7) days of booking. So please, mark your calendar! All monies will be retained in a non-interest-bearing account.
If your booking is made within two weeks of the scheduled check in, full payment and your signed lease agreement are due within 24 hours to guarantee the booking.
Cancellation Policy: All cancellations must be made in writing to The Firm.
If you booked your reservation more than 60 days in prior to the arrival date:
You have a 7-day grace period, from the date of booking to cancel your booking with all monies refunded
After the 7-day grace period: Tenant will forfeit the thirty percent (30%) deposit if they cancel the rental.
The balance is due 60 days prior to your check-in date. Once the balance has been paid, there will be no refunds in the event of a cancellation and tenant will forfeit the entire rental amount UNLESS the property is re-booked for the same time and rate. In such instance all monies, EXCEPT a thirty percent (30%) re-booking fee will be refunded.
The Firm will make every effort to rebook the property for the same period and under the same terms as your booking. If we need to reduce the rental rate in order to re-book the property (as determined by The Firm), you will receive a refund equal to the amount of rent recovered less the amount of your original thirty percent (30%) deposit which is non-refundable. Any refunds as provided for herein, shall be made within 14 days of the check-in date specified on the original lease.
All Reservations booked less than 60 days prior to your date of arrival date are payable in full at the time of booking.

Travel Insurance Recommended: Travel insurance is highly recommended. Travel Insurance can be purchased at a small cost through industry leader, Travel Guard. Travel Guard is a third-party company, not affiliated with The Firm. Costs, coverages terms and conditions vary and guests are encouraged to review policy documents carefully. Safely Verification Services: By signing this agreement, Tenant(s) hereby grant permission to SafelyStay, Inc., to screen their identity, and check criminal databases in order to confirm their reservation. This is not a credit check. Complete terms regarding Safely’s guest screening can be found at www.safely.com/terms. You may receive an email from Concierge@Safely.com to complete your screening. Please check your spam inbox for this email, and contact Safely at Concierge@Safely.com if you have any questions.
Accidental Damage Protection: Rather than collect a substantial security deposit from our guests, Accidental Damage Protection (ADP) up to $3,000 is included for all reservations. This protection covers accidental damages which may occur to the premises during your rental period; subject to exclusions and limitations. Any damages that are not covered under the policy will be the responsibility of the tenant. On some occasions a property may require a cash security deposit. Your reservationist will make you aware of such a requirement. Security deposits, if required, will be refunded within 30 days of your departure, subject to final clean/clear property inspection.
Occupancy Regulations: The maximum occupancy limit has been established by the Property Owner. Please be mindful of the property limits/capacities as it relates to septic system capacities and parking capabilities. Please adhere to the maximum person limit as provided for in your lease agreement and on your reservation confirmation at all times during the lease period. Please note that, if it is determined that the occupancy limit has been exceeded at any point in time, Guest(s)/Tenant(s) will be considered in default of the lease and may be asked to vacate the premises immediately and without refund or compensation of any kind. Some of our homes are located within subdivisions or associations where there may be rules and policies that must be adhered to in conjunction with your lease of a home within that subdivision or association. For example, beach parking may have limitations or require permitting. The Firm will provide you with documentation where needed and applicable.
Day Guests: Any/all guests (invitees of the Tenant) in excess of the stated occupancy limit must be approved by The Firm, at the direction of the Property Owner, in writing at the time of booking. The Property Owner is under no obligation to approve any such requests to allow guests in excess of the stated occupancy limit, including “Day Guests” which are defined as being on the property between the hours of 8:00am and 8:00pm.
Subletting: Subletting is not permitted under any circumstances. Subletting of the premises shall be considered a breach of this agreement without refund or compensation of any kind and subject to all available remedies of law.
Gatherings/Events: At no time are house parties, reunions, weddings or other gatherings or functions allowed at the property during the lease period. Violations will place the Tenant in default of the lease and all guests may be asked to vacate the premises immediately and without refund or compensation of any kind.
Noise Complaints: At all times during your stay, we ask that you be mindful of the privacy of neighbors while you are on vacation. Sound travels easily, especially over open water. Please keep noise levels low and respect the property boundaries. Noise complaints and/or gatherings in excess of the stated capacity may result in the voiding of your lease agreement without a refund or compensation of any kind.
Quiet Hours: Quiet hours are in place at each property that the firm represents. Tenant agrees to maintain quiet and peaceful enjoyment of the property and surrounding areas at all times. Quiet hours are established as 9:00 PM to 8:00 AM daily, during which time all noise and activities that may disturb other residents or neighbors shall be reduced to a minimum. Any disturbance or excessive noise that results in complaints from neighbors or law enforcement may result in termination of this lease agreement and may result in immediate eviction from the premises without refund or compensation of any kind.
Report Any and All Damage: Upon check-in, any pre-existing issue, broken item(s) or condition must be immediately reported to The Firm. We will make every effort to correct/resolve the issue as fast as we can for you. If any problem, issue or damage occurs during the course of your stay, it must be reported immediately. If tenant is responsible for damages to the premises, excluding reasonable wear and tear, but including extra cleaning charges, extra trash removal charges and lost key charges, the Property Owner may direct that the costs of repair be charged to Tenant. The Tenant shall be provided with written detail of the nature and cost of such charges.
In the absence of a “security deposit” or in the event a damage, claim or fee is not covered by ADP, tenant authorizes The Firm to charge such documented expenses/charges to the credit card on file with The Firm. In the absence of a credit card on file with the Firm, such expenses shall be due and payable from tenant upon receipt of an itemized detail of such charges. Tenant shall be responsible for all costs involved in the collection of such costs if not paid upon demand.
Tenant agrees to pay for damages they or any persons entering the leased premises may cause to the interior or the exterior of the building or any portion of the grounds during their occupancy which are not covered by the ADP. In the absence of a security deposit, or in the event damages exceed that of a security deposit, owner and or The Firm reserve the right to collect unpaid damages which are not covered by the ADP via the New Hampshire court system. This shall not be construed to limit damages to the amount of any deposit held or to the limit of the ADP.
Keeping the property clean: You will be enjoying your vacation in a home cherished by its owners. While in your care, please care of the home as though it were your own. The property owner has made arrangements to assure that your vacation home is clean and ready for you upon your arrival. Please notify us promptly if, in the unlikely event, you find this not to be the case. Please note that excess cleaning fees will be the responsibility of the Tenant. These fees can be avoided by assuring that:
All Food and Trash are properly bagged, removed from the home and deposited in the designated trash bin(s). Be sure to keep all trash barrels/bins tightly sealed as there can be critters out there who’ve not yet learned to clean up after themselves.
The Refrigerator, Stove, Oven and other appliances are wiped clean and are free of grease and crumbs.
All Dishes are washed, dried, and placed in original cabinetry/shelf locations. Please do not leave dishes in the dishwasher.
The yard is left clean and free of any debris, including cigarette butts.
The home is left broom clean and organized as you found it.
All doors and windows are closed and locked and that A/C, fans and lights are off.
*NOTE: Excess cleaning charges, excess trash charges and lost key(s) are NOT cover by the ADP and are the sole responsibility of the Tenant. Tenant authorizes The Firm to charge such documented expenses/charges to the credit card on file with The Firm, failing which Tenant agrees to pay any such fees when invoiced, including all costs involved in the collection of same if not paid upon demand.
Pets: Not all properties are “Pet Friendly”. Pets of any kind are specifically NOT allowed unless authorized in writing herein. Tenants / Guests or their visitors found in violation of pet restriction policies will render the Guest(s) in violation/default of their lease and all Tenants / Guests may be asked to vacate the premises without refund or compensation of any kind.
If the home is pet friendly and a specific pet(s) is/are allowed, the same shall be noted in writing within this agreement. In such case there shall be a minimum “Pet Fee” of $175 per pet is assessed at the time of booking, as determined by each Property Owner. Said fee is non-refundable. Pets, if allowed hereinafter, must be collared and leashed at all times while outside of the home and never left unattended. Any pet allowed and brought onto any rental property must be current with all shots/vaccinations.
Property Amenities: We represent many private homeowners offering a broad range of properties from luxury homes to the most modest of cottages on and by the lake. Those with telephones are limited to local calls only. No calls which result in a charge to the property owner shall be made from the property, and any such charges, plus a $50 administrative billing fee, will be the responsibility of the Tenant. Therefore, it is highly recommended that you have a cell phone during your stay. In most areas, cell phone coverage is adequate in the Lakes Region, particularly for Verizon users, but coverages vary and reception is not guaranteed at your property. Nearly all properties have either cable, satellite, or the option to use your streaming services on televisions. Most offer internet service. Tenant shall be responsible for any "pay-per-view" charges to cable or streaming accounts which are not their own, and any such charges, plus a $50 administrative billing fee, will be the responsibility of the Tenant.
All amenities that a property has to offer will be indicated on the property information sheet including such items as outdoor grills, swim rafts, etc. If the listing sheet does not indicate that the property has a specific amenity, please do not assume that it has it. Please ask your reservationist. All of our properties have kitchens that will provide you with the essentials needed in order to prepare everyday meals. Coffee makers and other small appliances are generally provided. Again, please rely upon the property listing sheet for these details.
Not Provided / Needed Items: Paper products, soaps, sheets and towels are not provided by the Property Owner. Guests are responsible for bringing their own linens (sheets and towels). Please contact our office if you would like information on our linen rental service. Please let your reservationist know at the time of booking if you are interested in renting sheets and bath towels. Linen services are subject to availability and advance notice of at least seven days.
Inspections: We inspect all of our properties to make sure that they are priced competitively for the features and location offered and to assure that they are well maintained throughout our vacation rental season. We strive to make sure that the properties we represent offer the best value possible to vacationers in the Lakes Region. Regardless of these continued efforts, you are renting someone’s private home. Each property has separate and distinct features and characteristics. We strongly encourage all guests to take advantage of the (7) day right to inspect allowed by our booking policy. We provide this window to allow you to inspect your vacation home, or have someone inspect it on your behalf. What one considers a cute and cozy rustic cabin in the woods may be considered remote and insufficient by another. Beaches vary in size, shape and lake bottom texture. Due to the fact that our lake levels periodically change, water depths at the dock's end can change. The amount of exposed beach can also change. In no way is the owner or At the Lake Vacation Rentals, LLC liable for returning any sum of rent if the dock is not accessible due to varying lake levels. Max boat lengths are advertised and are based on the mean lake level. Please keep in mind that it is your responsibility to make sure that the property is well suited for your intended use and expectations. Please either personally inspect your vacation home within the “right to inspect” period or have someone inspect on your behalf.
General Provisions: Tenants agree not to use the premises for any purposes which might be designated as hazardous or use the premises, nor suffer them to be used, for any purpose calculated to injure the reputation of the owner, or to impair the value of the surrounding neighborhood property. Tenant agrees to allow reasonable access to the property for repairs or maintenance.
Premises shall be used for residential purposes only in a non-offensive manner. No use shall be made thereof which be unlawful, improper, noisy, or offensive, or contrary to the State of New Hampshire laws and ordinances, or of local Town ordinances. Upon expiration of the rental period, Tenant agrees to give peaceable possession of the said premises to the owner or The Firm in as good a condition as was found upon arrival, usual wear excepted. Tenant is responsible for the actions of others while on the premises because of or through their relationship with the Tenant. Tenant agrees to hold the Owner and The Firm harmless from damages or injuries of any kind for any reason including any injury sustained from the use of recreation vehicles or watercraft as may be provided by Owner for Tenant use.
In the event of a breach of this agreement, upon demand, tenants agree to yield up the immediate possession to the owner or The Firm, and failing to do so, pay liquidated damages for the whole time such possession is withheld at twice the daily rate, but the provisions of this clause shall not be held to be a waiver of the right of the Property Owner or The Firm to re-enter immediately at the end of the term or to enter immediately upon violation of any of the provisions herein.
Campfires: Some owners have fire pits or bowls. If a property does not have one of these items, you may not bring your own onto the property and campfires shall not be allowed anywhere on the property during the lease period.
If your property is advertised as having a fire pit, Tenant(s) will be given instructions to go online and obtain a short-term renter fire permit at check-in. This is required by the State of New Hampshire. Tenant agrees to obtain said permit and to abide by all applicable guidelines therein. If campfires are allowed at the property, Tenant expressly agrees not to leave fires unattended and to ensure that fires are fully extinguished, including hot embers, before retiring. Tenant(s) further agree not have fires outside of the firepit provided by the property owner and that fires elsewhere are strictly prohibited. Tenant(s) are responsible for the actions of others while on the premises during the lease period because of or through their relationship with the Tenant(s).
Trailers: No tents, sleeping trailers, motor homes or campers of any type are permitted on any of our properties at any time.
Fireworks: Fireworks, of any kind, are not allowed at any property that The Firm represents.
Woodstoves: Any woodstove(s) on the property are off limits and Tenants are prohibited from using them.
Unavoidable Circumstances: The Firm and/or the Owner shall not be held responsible for noise generated by any construction project underway either adjacent to or nearby the subject property. Such projects are entirely beyond our control and can begin and/or end at any point in time.
Grilling: Please keep propane grills a safe distance away from the house and/or deck railings. No charcoal grills are allowed on any deck area of the house or cottage
Air Conditioning / Sources of Heat: Homes with Air Conditioning will be listed as such on the property information sheet. Tenants are not allowed to bring their own air conditioning units to the property. Likewise, Tenants may not bring items such as space heaters or other heating units onto the property.
Water Trampolines / Rafts: Tenants shall not rent or otherwise bring onto the rental property any water trampolines or rafts without the prior written consent of the Property Owner.
Smoking: Smoking, including "vaping", within the leased premises, including porches, is strictly prohibited. If Tenant(s) or guests of a tenant smoke/vape outside of the home, but on the premises, we ask that all cigarette “butts” be properly and carefully disposed of.
Water: Many of our properties draw their water from the lake and bottled water is required for consumption. This information is on the listing sheet for each individual property requiring bottled water.
Parking: Parking anywhere other than the driveway provided is prohibited. Nearly all properties have septic fields that could be damaged. If damage occurs due to improper parking of vehicles, tenant will be held financially responsible for the damage.
Septic: Please do not flush anything except toilet paper down the toilets. The vast majority of properties are serviced by a septic system which will be damaged by other items you may flush. This includes items which state that they are "flushable" such as baby wipes, personal wipes, feminine products, etc. – they are NOT flushable to septic systems and may do damage. In addition, please do not dispose of food or grease down any sinks.
Dock Amenities: Docking may be private or part of a community / association, and you will be subject to the restrictions / allowances of homeowner and/or association, as applicable. Due to the fact that our lake levels periodically change, water depths at the dock's end can change. In no way is the Property Owner or The Firm liable for returning any sum of rent if the dock is not accessible due to varying lake levels. Max boat lengths are advertised and are based on the mean lake level. The property owner may leave their boat(s) at their dock during your stay. Please do not board or otherwise disturb the owner’s boat(s) at any time during your stay. The Firm cannot accommodate requests to relocate an owner’s boat(s) or watercraft during your stay. Some waterbodies or areas of waterbodies (such as coves) have restrictions on certain types of watercraft such as Jet Skis or motorized craft. Agency Representation: The Firm represents the property owner in the leasing/rental of their home. The Firm is not a property management company. The Firm is a rental booking agency helping homeowners match their property with guests where vacation rental needs are best met by bringing the two parties together.
Mechanical Failures: The properties we represent are privately owned homes. Any system or mechanical item may be subject to failure or breakdown. The property owners have provided us with contact information for tradespeople that may be called upon if the need arises. The Firm will make every effort to have any system or mechanical failure repaired as soon as possible, as authorized by the homeowner. The ultimate decision as to whether such a system or mechanical failure renders the property reasonably “un-useable and/or uninhabitable” shall rest solely with the homeowner. The Firm shall not be held responsible for any decision made relative to this provision.
The homeowner has agreed to pay for any necessary service calls that may be needed during the term of your stay. However, any service calls made that are the result of guest abuse/misuse of the property, as determined by The Firm, shall be billable to the Tenant. Third-party vendor response times are not within the control of The Firm and may require all members of the traveling party to vacate the property temporarily while maintenance is being performed by an onsite team.
No Firearms or Weapons of any kind: The Tenant(s), and the Tenant's invitees, agree to strictly adhere to a no firearms and/or weapons policy at the subject property at all times during the lease period. Any possession, use, or storage of firearms or weapons, including but not limited handguns, rifles, shotguns, stun guns, large knives or any other dangerous weapon(s), is strictly prohibited. Any violation of this policy may result in an immediate and unconditional termination of the lease agreement and all Tenant(s) / Guest(s) will be required to vacate the property immediately, without refund or compensation of any kind. Tenant(s) are responsible for the actions of others on the premises because of or through their relationship with the Tenant(s). This policy is in place for the safety and security of all guests and The Firm takes any violation of this policy very seriously.
Lost Items: The Firm is not responsible for items lost or left behind. However, The Firm maintains a ‘Lost and Found’ bin at its office at 60 Whittier Highway in Moultonborough, NH for items recovered at properties. Items not claimed by December 31st in the same calendar year will be donated or destroyed. Lost items will not be mailed / shipped
Hold Harmless / Indemnification
All tenants, and all guest(s) of any tenant who may come onto the property during the lease period, shall defend, indemnify and hold harmless the owner(s) of the property, At The Lake Vacation Rentals, LLC and its agents, representatives and affiliates, from any and all claims, demands, causes of action, damage, losses, suits, judgments made by the Tenant or the Tenant’s invitees arising from or related to the lease of the subject property. This includes, without exception or limitation, costs and expenses including attorneys’ fees, any and all injury, death, damage, losses or claim for injury, damage, losses, or liability unless such incident was directly caused by the gross negligence or willful misconduct of the Property Owner(s) or At The Lake Vacation Rentals, LLC. Tenant is responsible for the actions of the Tenant’s invitees / others on the premises during the lease period because of or through their relationship with the Tenant.
All costs and expenses associated with any claim for damages or liability made against the indemnified parties, as listed in the paragraph above, in connection with a tenant’s rental shall be incurred solely and entirely by the Tenant or the Tenant’s invitees including all reasonable attorneys’ fees for all parties involved. Tenant further expressly agrees that foregoing indemnity is intended to be as broad and inclusive as permitted by the laws of the State of New Hampshire and that if any portion thereof is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. These terms and conditions shall be governed by the laws of the State of New Hampshire.
COVID 19: While The Firm aims to take reasonable precautions including engaging independent contractor cleaners to disinfect certain “high-touch” surfaces in the home, The Firm does not represent and cannot guarantee that a property is free of virus. The Tenant and Tenant’s invitees recognize the inherent risks associated with the spread of contagious illnesses and holds the Property Owner(s), At The Lake Vacation Rentals, LLC, its agents, representatives and affiliates harmless for Coronavirus related exposure or illness, waiving any and all such claims for damages related to the rental of the subject Property. While on vacation in New Hampshire, all members of the traveling party are encouraged to follow the Local, State, and Federal guidance related to COVID-19 in place at the time of travel. Use of Owner's Water Amenities /Watercraft: Some properties include the use of small, non-motorized watercraft, including but not limited to: canoes, kayaks, row boats and paddleboards in addition to swim rafts, water trampolines, platforms, docks, ladders, stairs etc. Should the property include the use of such items, tenant agrees to the following:
1). Any water amenities / watercraft on the property that are not specifically included on the property information page are not to be used.
2). Tenant represents and takes responsibility for all users of water amenities / watercraft during their stay. These users include, but are not limited to, family members and guests. Tenant is responsible for the actions of others while on the premises because of or through their relationship with the Tenant.
3). Tenant ensures that users of water amenities / watercraft are able to swim and will wear Coast Guard approved Type 3 or better PFD’s (Personal Flotation Devises) at all times as required by New Hampshire boating laws. It shall be tenant's responsibility to provide their own life jackets.
4). Tenant ensures that watercraft will not be used at night (no use after sunset or before sunrise).
5). Tenant agrees to keep the water amenities / watercraft in the designated area when not in use.
6). Tenant hereby indemnifies and holds harmless, the property owner(s) and At The Lake Vacation Rentals, LLC, its agents, representatives and affiliates from any and all liability related to the use/misuse of any water amenity /watercraft including liability incurred by damage that tenant or their users cause to property or persons.
7). Tenant recognizes that use of water amenities / watercraft involves unusual risks. This includes risks due to submerged rocks, high-speed boats and jet skis. The owner of the property and At The Lake Vacation Rentals, LLC, its agents or representative assumes no responsibility/liability for the safety of any persons using water amenities / watercrafts.
8). Tenant will reimburse the owner for any damage to or loss of the water amenities / watercraft during their stay at the property.
Swim at your own risk:
You may enjoy access to our lakes, ponds, rivers, or water amenities such as swimming pools or hot tubs at your vacation rental property. These amenities present safety hazards as there are no lifeguards on duty. Tenant and Tenant’s invitees are advised that swimming and use of water amenities and dock, if any, is at your own risk. Tenant is responsible for the actions of others while on the premises because of or through their relationship with the Tenant.
Water and/or Swim Advisories: Neither the Property Owner nor The Firm is responsible for any water and/or swim advisories, restrictions, or closures imposed by relevant governing authorities that may limit the use of bodies of water such as lakes, ponds or rivers during the dates of the Tenant's stay. Tenant(s) expressly agrees that neither the Property Owner nor The Firm is responsible for returning any sum of money should a water and/or swim advisory be in place during the dates of the Tenant(s) travel as such events are entirely out of the control of both Property Owner and The Firm. Tenants are advised to stay informed about any water and/or swim advisories through the New Hampshire Department of Environmental Services (NHDES), reachable at 603-271-3503 or online at: https:www.des.nh.gov/water/healthy-swimming/healthy-swimming-mapper. It is the responsibility of the Tenant(s), and their invitees, to stay informed about any swim advisories and to swim at their own risk and discretion when engaging in any water-related activities.
Notices: The parties agree that all notices shall be deemed given if sent to Tenant at the mailing address, email, or phone number on file with The Firm. All notices shall be deemed given to The Firm if received via email to Experts@LakesRegionRentals.com or by mail to 60 Whittier Highway #6, Moultonborough, NH 03254.
Security Cameras: Owner represents that there are no security cameras (audio/video recording devices) inside the home. Exterior security cameras (audio/video recording devices) such as Ring doorbells, driveway cameras or similar may exist on the Property. The Owner represents that exterior security cameras, to the extent that they may exist on the Property, shall have no interior view of the home. By signing this agreement, Tenant(s) and their guests and invitees, acknowledge notification of exterior security cameras or audio / video recording devices, and consent to the placement and use of exterior security cameras and/or audio/video recording devices that may exist on the Property during the lease period.
Electronic Documents and Signatures: The Firm may elect to provide and execute certain communications to you, including vacation rental lease agreements, disclosures, notices, as well as all other documents or communications, electronically. Electronic signatures, electronic records, and electronic documents shall be given full force and effect, as if they were original, hand-executed documents. The Electronic Signatures in Global and National Commerce Act and applicable New Hampshire state laws governing electronic communications shall apply to documents signed electronically between Tenants, Property Owner(s), The Firm and its agents or representatives.
Electric Vehicle Charging Prohibited: Charging of electric vehicles (EVs) is strictly prohibited on the premises during the lease period unless an explicit provision for EV charging is documented as an available amenity in the property's listing description. In the absence of such explicit written permission from the Property Owner, charging of electric vehicle(s) is expressly prohibited. Any violation (or attempt to violate) this provision may result in termination of this lease agreement without refund or compensation of any kind.
Right to Inspect:
The Tenant(s) enter this agreement having had the opportunity to inspect the property. Tenant(s) shall not rely upon any statements or representations made by The Firm or its agents with respect to the property's level of suitability for a specific use or with respect to property condition.
Linen Service Rates:
Sheet Sets: (Fitted Sheet, flat sheet and pillow cases): $15.00 per bed
Towel Sets: (2 bath towels, one hand towel and one face cloth): $12.00 per person
Kitchen Set: (two dish towels, one dish cloth): $5.00
Bed Making: If you’ve rented linens through At The Lake, you can take advantage of our bed making service with costs $8.00 per bed.
Mid-Week Cleaning Services: Your vacation property will be freshly cleaned for you when you arrive. But we get it when you’re on vacation you just want to relax. We’re happy to offer our guests mid-week cleaning services to freshen up their vacation homes during their stay. Please ask your reservationist about pricing for mid-week cleaning services for your property. We ask that if you’d like to take advantage of our Mid-week cleaning services that you please place your request in advance. Mid-week cleanings are subject to availability of our housekeeping crews.
Electronic Documents and Signatures: At The Lake Vacation Rentals, LLC may elect to provide and execute certain communications to you, including your Vacation Rental Agreement, electronically.
By clicking “agree to terms and conditions” to proceed with your vacation rental booking request, you agree and affirmatively consent (i) to this Consent, (ii) to enter into your Vacation Rental Agreement which will be emailed to you by one of our Vacation Planners using electronic means; (iii) to conduct all other transactions with us by electronic means, (iv) that we may provide to you all disclosures, notices, and other information required by law, as well as all other documents, communications, and information that we may provide to you, by electronic means (v) that your action of clicking "Agree to Terms and conditions" constitutes your electronic signature to this Consent, and the policies, terms and conditions herein and (vi) that electronic signatures, electronic records, and electronic documents shall be given full force and effect, as if they were original, hand-executed documents and that the Electronic Signatures in Global and National Commerce Act and applicable New Hampshire state laws governing electronic communications shall apply to documents you sign electronically between you and At The Lake Vacation Rentals, LLC and its agents or representatives.
At The Lake Vacation Rentals, LLC is more than happy to provide or make available to applicable electronic documents and/or agreements to you in paper form (i.e., "hard copy"). You may request a hard copies of documents by sending an email message to experts@lakesregionrentals.com or by sending written request to At The Lake Vacation Rentals, LLC 60 Whittier Highway, #6 Moultonborough, NH 03254. Please include a clear statement of your request and your full mailing address. You will not be charged a fee to obtain a hard copy of documents from At The Lake.
You may, at any time and in writing, withdraw your consent to receive subsequent electronic form documents from At The Lake Vacation Rentals, LLC.
The Way We Use Information: When requesting more information, we use return email addresses to answer the requests we receive. These email addresses are not used for any other purpose and are not shared with outside parties. Any other personal information you provide about yourself when requesting more information is only used to answer the request. We do not share any of your personal information with any outside parties.
When completing a reservation, we use any information you provide about yourself only to complete the reservation. We do not share this information with outside parties except to the extent necessary to complete your reservation. We do not share your information with any 3rd party vendors.
